Kyoto life, which refers to the lifestyle and experiences of living in the Japanese city of Kyoto, has been adopted by a residential project called Puraniks Mirai on Ghodbunder Road in Thane near Mumbai.

Thane’s Ghodbunder Road has quietly emerged as one of Mumbai Metropolitan Region’s most resilient corridors for middle-income housing — at a time when average property prices in peripheral markets have outpaced wage growth and priced out first-time home buyers.
Data from the Department of Registration and Stamps shows a 28.1% increase in residential sale agreements in FY 2024–25, with over 81% registered to non-investor individuals declaring self-use in affidavits filed under the Maharashtra Stamp Duty Act.
According to CRE Matrix, property values on Ghodbunder Road have risen from an average of ₹6,400 per sq. ft. in 2014 to ₹13,800–₹18,000 per sq. ft. in 2024 — a compounded annual growth rate (CAGR) of approximately 8.3%.
